This house sold for somewhere in the region of 950K in 2006 + then was renovated to the tune of 250K.
Its a good house in an excellent location with a good back garden with the correct aspect, I personally dont think it will drop any further considering interest rates have more or less peaked.

My bet is this house will sell at this price (or close to), I dont think we will see this house on PP again at a lower price, watch this space...

I know I sound like the EA, I'm just a watcher, I also know the area.

I am shocked that s/one would have paid 2.4m for a "similar" place in the dev't. Even in the bubble years.

Paying 1k a sq ft just off the Stillorgan dual carriageway could never be justified. It doesnt even add up in central Ballsbridge nowadays.

Its a simple rule, but when you break the back of the envelope price p sq ft rule you need a very good reason to justify it. If not it is almost guaranteed to cost serious money

now there may be a divergence between the roads....

but the question any viewer needs to ask is

is the one worth 430k more than the other?

430k is a lot of bread to most people !!!!

I think that's the chunkiest drop yet for new builds in Dublin. 800k still seems a bit steep for an undetached house in this area.

The M6 junction is a mile away, total distance to Doughiska is 17 miles within two years . No toll !

Not as far out as say Lackagh would be ....or Gort .

This general spec house in Oughterard a similar distance west would be �500k+ and �800k+ in the closer in Barna or in Oranmore. In Spiddal they are about �600k and in funky Ballinderreen they are �435k

Then again the Kiltullagh prices may simply be indicative of where the rest of Galway is headed, non ?? 17 Miles out is about the edge of the commuter belt now . Beyond that is a wasteland with no demand .

Furthermore Kiltullagh has one pub and if you don't like it then its Bullaun or Athenry for you ....maybe Craughwell or Loughrea even.

Have a look at the tour Here and think of what that money , �350k , gets you in leafy Adamstown nowadays

Its not. This guy owns more than a couple of houses split into apartments along the road. Went there earlier in the year (May) to look at one with the same pics as in the current ad.
It wasn't available so he showed me and the 20 (yep - 20!!!) other people there to view it, two different different apartments in the building next door and one up the road
