Price drop to 550,000. from 575,000.
the cons are that it is not in the main development, and does not benefit from a green out the front. the garden is really small at the back.
so not great for small playing children as directly onto road.
the pros are is it looks nice - haven’t viewed yet. it is only 1300 square foot.
to be really honest, I think its worth under 500,000. anyone agree, or am I just mad.

How many houses are in that development ?
I randomly clicked on one of those links (myhome.ie/residential/brochure/73-charlemont-griffith-avenue-drumcondra-dublin-9/3082841 ) and there is some funny stuff amongst the usual EA hyperbole!
Located just off Griffith Avenue, which runs through Glasnevin, Drumcondra and down to Marino and named after Arthur Griffith who served as President of Dáil Éireann. The Avenue spans three electoral constituencies, and is the longest tree-lined avenue in the Northern Hemisphere with no retail outlets. Also within walking distance of the City Centre and convenient to the numerous local shops, cafes, bars and restaurants Drumcondra has to offer. Easy access is enjoyed to the IFSC, East Point Business Park, Dublin Airport, Beaumont, Mater & Temple Street Hospitals, DCU and Trinity and the M1 & M50 motorways. The area is very well serviced by a great public transport system. Drumcondra is also the centre of learning .
Really and really?
its true that’s why I like it. no shop. I have to say it has a lovely atmosphere. there are three or four schools very near GA. lots of green space, and three colleges.
because the area is older a lot of the housing is nicer.
it feels more countryish.
