The Elmwood Park, Swords and Holywell, Kinsealy (Swords also) are interesting entries…

Both the scenes of pretty violent crime recently, Holywell being where the Latvian girl was gunned down…

Anyway, outside of that even though it might be tapering down sentiment, that Holywell place is a new development and a good example of a developer cutting prices…

I bought a 1 bed apartment in D8 in June 2006 so have spent the last year familiarising myself with pricing trends in D7 and D8 for that time period.

In Sep 2005 1 beds in Cork St. were available with section 23 at 282,500, by March 2006 the asking price for similar units with no relief hit 330,000 (ground floor with no parking). In Sep 06 the Reuben Building in D8 had 1 beds for 380,000 with Sec. 23 - 100k more than 12 months previously!!

Sales were strong in this space until September (ignoring the trad. summer lull) for example the new delelopment at Heuston South Quarter sold out off the plans with units starting at a tasty 380,000 (no sec.23).
Since then Hooke and Mac and co have shifted very little in the area, I ring them weekly and check new apts on their website. I think developers ain’t gonna get these prices for some time and there are a fair few new units still available, I’m wondering now when will they cut the prices? Alot of those who purchased in 06 (myself just about excluded) are gonna hit negative equity fortwith…

Cant rely on the national media to shout about these drops from the rooftops. The property supplement in the Indo yesterday had the usual VIs out in force spouting bilge and talking up the market for next year.

Also that venerable publication Property Buyer has two sisters on the cover this month, suggesting ftbs should consider buying with a sibling to get a foot on the ladder…someone outside of this forum has to shout stop, point at the mammoth sitting in the room and allow some objectivity into the mix…

Had cause to glance through the print edition of the Sindo today. I usually suffer the opportunity cost of not buying it but today someone else bought it and I had a look see.

Property section consisted, as far as I can remember, of about 4 pages total, of which one was a page ad for Hooke & MacDonald. “Bricks and Mortar” the best investment over the centuries, apparently. Did anyone else see it? Can’t remember seeing an ad for a) a new development anywhere in Ireland bar in Sligo (and seriously, 310K for a two bed apartment in Sligo struck me as a bit ambitions when you can get same in Swords for 305K at the moment if you are prepared to live at the northern end of the sprawl) along with an ad for some foreign property, Barbados I think but I could be mixing it up with the travel section that the Sindo threw in today.

Didn’t strike me as auguring well for the immediate future.

the difference between close to dublin city centre apartments and out of dublin city apartments seems to have decreased(OR dublin city centre investors are dropping asking prices on apartments). Price differential (well asking prices at least) between glasnevin /phibsboro and likes of ashbourne has gotten a lot smaller. I know i’d like to own closer to city for a bit more money going into the future.

This is true also in the rental sector I think…less because city prices have dropped, more because outer prices have risen. I think that’s “cost” driven though.

I live pretty close to 7a Butterfield Grove, Rathfarnham, Dublin 1 and they haven’t a hope of getting anywhere near the 1.75 million they are looking for. Most of the houses in the area are period houses and could have reached that last summer but 7a looks like so ‘cheap’. Check out all the wooden floors!!

Ah Rathfarnham, Butterfield Avenue with all that traffic!!! I know the Grove is not on the main road but its still a pain, I really liked Rathfarnham but 1.75 million - excuse me if I laugh.
And the crazy prices they put on the townhouses and apartments in the new developments beyond Woodstown - yeah the one right beside the halting site.

We had a few minutes first of all from the head of myhome.ie saying that the selling season for 2007 hadn’t started yet and thus prices had remained relatively flat as the buyers weren’t really there.

He gave some numbers about the amount of new additions to the site for the first full week of 2007. 600 new additions and 200 removed due to sale agreed (I’m open to correction on those numbers, I was tired!). He expects that to double/triple coming into February/March as inventory starts to shift.

Jill didn’t exactly give him a hard time. She agreed that prices were flat and price drops were so far based on much anecdotal evidence. She quoted the propertypin as a site where people were watching the market and price fluctuations in the country. Then she noted this particular thread as a collection of 101 price drops where although many drops were only in the region of 3-4%, they were drops none the less.

Overall it was nothing too exciting and I’d love to hear someone on there to pull a vested interests argument to shreads. Alas it may be a while away yet but negative sentiment is building slowly, even if you have to be up before half 7 to hear some of it !!

Jill Kirby is alright I always liked her balanced analysis. Straight talking without the ego, for a change, nice. Jill & Damo were great, but alas the good people are not always after the limelight thus we see & hear to little of them and are left with the career mouths.

I’ll try check the feeds at some stage, what show was it? and approx what time?
