Nice garden but it’s a helluva lot of money for what’s basically a small semi-d cottage.
Totally agree…I wouldn’t pay anything north of a million for it…
19 Waltham is seemingly only around 140 sqm and has one of the smallest gardens, whereas this is 131 sqm and has a much wider garden, so it’s debatable that this is a better house.
23 Waltham was one of the few houses on this side of the street (east-facing rear garden) that came on the market during the Celtic Tiger, seeking €2.75m in September 2008 by private treaty. The 250 sqm house later sold for €1.8m in 2016 when it re-emerged with a lower asking price of €1.95m. On the sunnier side of the street, with a west-facing rear garden, a 216 sqm semi-detached house sold for €3.45m in April 2008 before the property market began really crashing (Lehman Brothers, etc.)
It will be interesting to see what 13 Waltham sells for. It is small but it has huge potential. This Victorian stretch of Waltham Terrace has a certain cachet that demands a premium, as far as I know nothing has sold for under a million here since the 1990’s, but houses have sold for less than a million on the newer-built cul-de-sac part of Waltham Terrace.
Interesting insights - €3.45m is a big number…
On reading the IT article for number 13, I get the sense you might have a motivated vendor…and such a big price drop would underscore that…it’s not a bad house as such…will be interesting to see what it goes for…
