now asking 498K

kinda pointless drop. Would be factoring in 5% off asking before I even picked up the phone to the EA

for comparison, this went sale agreed over a year ago at an asking of 595K

Very nice road and very nice house. Needs a new kitchen maybe, but otherwise in decent shape with a great garden.

This is now 100% certain to clear no less than 50% below peak. I know the numbers from this area during the bubble from personal experience of family members.

Two doors up was asking 1.425M in 2008. Done up etc but still…

You just love Rathfarnham dont you!

Haha! Started loving it the moment I left it!

No, it’s just I tend to only post in price drop threads where I at least know the area a bit. I know D6, D6W, D14 and D16 very well so tend to comment on them a lot.

Yes, a bit pointless the drop. Viewed no 10., lots of work but just couldn’t compromise on the aspect of the house, no sun would ever hit the back wall of house but yes, nice road and houses but would want to buy on the other side.

Sale Agreed

No 10 on same road now reduced to 350

myhome.ie/residential/brochu … 14/1495285

No 13 now has a ‘Sold’ board and No 10 now has ‘Sale Agreed’ board outside.

Sorry can’t provide proof as both seem to be gone from daft/myhome

No.10 now Sale Agreed myhome.ie/residential/brochu … 14/1495285

I see number 10 went for €385, not bad considering the asking was €350. - RPPR Data
