Changed estate agent on 2 June 2007 but did not drop price, now have dropped price (insignificantly)

I have noticed a few properties where the price has not changed but the EA has changed

Far too much.

Rents in these are fetching c€1200 per month.
At €390k, this equates to 3.7%.

Take into consideration management fees and general charges/bills (e.g. €2k pa) and the yield collapses to c3%.
