Don’t mean to spoil the party but why are we comparing a fairly drab looking semi (with a hilariously narrow back garden) with detached dormers that have much better positions and more square footage - not to mention impressive looking grounds? Compare the pics - who wouldn’t pay a lot more for one of the latter compared with the former.

Im sure 68A is nice internally but there is no garden, you could buy a house on that road that needs update but with a massive garden for less.

23 was 15k more (690), needed refurb but much bigger garden, better location
75 was 650k, needed refurb and you could land a plane on the garden
81 was same, not sure what they got for it
10 Cluney Manor was 765k, bigger house, garden, better BER but semi D

46 has just gone SA, that was way over priced asking IMHO not sure what they got.

I go past 68A every just don’t see the attraction but it wasn’t my money so…

im not saying it would be for me either but buying fixer uppers is very expensive, so you need to factor in 150-200k to update them (without adding significant footprint)

the bottom end of avondale road is a pretty good location imo (closest Killiney hill roundabout), near glenageary dart, near dalkey village

reasonable value (such as it exists)
