19 Carriglea Rise

myhome.ie/residential/brochu … 24/3110319

Was 345k, now 339k. Was first listed last September I think.

The agent is a habitual “delete and re add” junkie on myhome. This bumps the house into the email alerts and also hides any price drops. I’ve seen this house come up in the new stock alerts at least 3 times since xmas now.
Did the same with this house. Was 395k, deleted and re-listed at 380k.

Apparently they had a buyer last October for 350k but the vendor held out for 355k and lost the sale. It’s been sitting there ever since. It’s getting viewings but no bites. Some EA’s really are boomtime EA’s while other EA’s are much cuter. Tom Maher sells a lot in Firhouse and Tallaght. All his askings are a good bit lower but the interest and subsequent bidding sees selling prices well in excess of asking. Plus his properties are not lingering on the market for months on end.
