193 Upper Rathmines Road (-440k, -34.5%)

I guess this is bringing it somewhat in line with nearby Ranelagh prices, 950k ish seems to be around the average asking price for this size redbrick.

Was 1.275mm

No, I think a 5-bed redbrick of this size in Ranelagh would be a lot more.

Wrong forum btw.

Sorry, should be in Sth Dublin

If it didn’t sell at €945k 18 months ago, it ain’t gonna sell for 50k less today.

€895k + 1% stamp duty = €904k.
€2,500 x 12 = €30,000 rent per annum, thus equating to a 3.32% yield.

Denial is alive and well…

And what a horridly kept back garden in pic 6.

There was an article in the business post yesterday about this house. Appartently in the last year the owners have done a major overhaul to the property. This probably explains the low fall in asking price since it was last on the market 18 months ago.

I think it will go close to the asking price if they did a good job on the refurb. It is in a great area, right beside cowper road and close to Palmerston park, the house is also victorian 2000 sq ft with no basement which a lot of people prefer, the garden is a decent size and west facing but oddly bare for an old house, but at least no over shadowing by trees and a few hedges are easily added.

Read that article too. I recall thinking they aren’t going to breakeven on this.

I’ve seen this one before and after the refurb. The kitchen is very disappointing, too small for a family at this price level.

Sale Agreed

It hadn’t when I posted earlier on …

Still €835k in the Savills link - strange indeed. Something to do with the neighbour maybe ??

I’m sure Savills read the forum as well so I suspect one of the ads will be changed soon…unless it is a sign that the South Dublin property market is finally picking up
