The wallpaper is enough to induce a fit.

Lovely house, first thing I’d do is strip that wallpaper though, that would be headache inducing pretty fast.
Very interested to see what it does eventually sell for.

Up the street there is two more, one ona very nice corner plot, asking 2.6 (and for some time as wel). Reckon you could beat them down to 2, spend €500k on renovations and improvements and get a far nicer place at the end of it for less money.

This “wealthy singleton” vendor is only just beginning to realise how much he/she overpaid.

Back on and now at its c. 2005/early 2006 price of 1.85m
Way better value in Blackrock (Greenan, Avoca Av), in D6 (58 Palmerston Rd), in D4 (63 Wellington Rd) than this.
All of the above can be bought for at or less than the 25 Idrone Terrace asking and are way better properties.
(Greenan has some side issues but it is still horses for courses)

So around 60% of the peak (assumed to be €3.25m early 2007). A reaonable price given where the market is and the high spec of this house
