5 bed Detached, built '74. This could be a nice home. It would suit a family with 3 or 4 kids. With 3 or 4 kids and possible a dependent relative, one would find it hard to afford and justify spending that much, particularly as it has not been given the Celtic Tiger Property porn treatment. It may well have FPP for a 3 bed detached house, but I don’t imagine many people buying for that reason these days. What would once have commanded a huge premium due to it’s potential for development and to become a prestige house, with the right architect and interior designer, can no longer use any of that in it’s valuation. €375 per sq ft is good in comparison but still seems too high.

It might have FPP for a 3 bed detached, but surely that would involve demolishing the flat roofed part of the main house (see 1st photo)? Also it should be said that the traffic on this road is a nightmare in the morning.
