It’s a hefty price for a house that needs a lot of work. A larger house in a similar state around the corner on Belgrave Sq has sold for a little over 800k according to the agent. (7 Belgrave Sq, I underbid on it). It was offered at 1mm euro.

Saying that, it would be a beautiful house if refurbished, garden is great and it is possible to get off street parking.

Yes, that could be a spectacular house if the refurb was right. It would be very, very expensive to do it justice on that front though. Also, whilst I love this entire area, this particular corner wouldn’t be my first choice - the junction there is just a bit too big and busy for me.

Larry - agreed, it’s a busy stretch, the house next door on the left is in awful shape, the house on the left is a stunner but the one after that is a tenement. So out of the four villas 75% are in bits

Last I heard from the agent was it had an offer of 875k on it, that was this week.

That’s a lot of money considering that house could easily swallow 250,000 in refurb costs.
Fairly full price IMHO, and a lot higher than my 600k WIW!
