I was recently comparing House prices and rent in different parts of Dublin and Smithfield was one area where I found a few examples of properties where the price was not completely ridiculous when compared to rents.
Not sure what that says about Buying or Renting in Smithfield.
Still given the choise of renting a place for 1300 or buying it for 330K I know which I’d be doing. And that’s the problem. Too many people have started understanding that little equation.
Nice to see things moving in the right direction though.
I lived in that place (The Richmond) a few years ago. it felt it was turning into a getto then. Not sure about now.
Net ARY back to 4% though if you strip out mgt @ 5% p.a (that is letting the apt,vetting tenants,rent collection etc etc)and then mgt fees @ circa €1500 p.a.Throw in some repairs and maintenance and it will go below 4%
