I’ve been in the Prospect estate a couple of times and never noticed any noise from the M50. Never even realised it was that close!

FFS, you’d get a lot less for your € 400K in say France!

There are loads of houses for sale in Prospect now, and no 3 bed is asking more than 400K. Cheapest is €370K but it is surely going to get a bit cuthroat up there with 9 houses for sale in one relatively small estate.

I’d say they would struggle to get someone paying €250K for it in today’s market.

Atrocious public transport out there aswell. Wouldn’t pay above 300K for anything not beside a luas or QBC.

Totally agree with you on this one, we were contemplating looking in this area but if you don’t drive your pretty confined to the area!

399k for a 3 bed semi detached 120 sq mt house… When will the madness end???

The 74a is right outside and will soon be amalgamated and renamed the 15b with peak frequency of every 15mins, but that’s it for when it comes to public transport. Nearest shop would be Costcutter in Taylors Lane, and it’s just under 10mins away. Pubs are Merry Ploughboy(good if you like trad) and Buglers(not the best tbh).

Prospect prices tanked fast and hard, but the rate of decline seems to have slowed dramatically.

Has this house really been for sale since around Jan 06, 2010 (when this thread started?!)

If they really want to sell why not put up a more realistic asking price??
Or have an open viewing and attract some people to it!

I think the rate of decline needs to speed up a bit again - there’s another bit to come off this price yet IMO
