Too pricey in my view - by way of comparison:

No 58 Palmerston Road - slightly bigger house, also re-fitted, better road, closer to town …

I don’t have 1.8m but it’s a lovely house, although the enormous open plan area downstairs creates a bit of feast/famine in terms of space. Would rather have a bit more of a balanced layout, but that’s being picky.

Palmerston has no garden or BER rating.
Syndenham has small garden and is in Dundrum.

Regarding distance to town, if you can afford 1.8m you can afford taxis.

At least is it not as off the wall as 25 Idrone Terrace

Same as per 39 Carysfort Avenue but actually no garden + further out + more expensive ?

#58 Palmerston’s had a smaller garden than 39 Carysfort but it wrapped around two sides which was nice.
#58 Palmerston was also detached and had a good wall around it (vs. 39 Carysfort + 25 Idrone Terrace fully terraced).

Somebody just posted on the 31 Waltham thread that #58 only got one bid of 1.5m at auction.
