822 a sq ft. Top of the mkt was 1,000 a sq ft and the mkt is down 40-50% from the top minimum. Knock the “1” off the front of the price and there might be some interest.

This, and a neighbouring house at 9 Belgrave Road (see myhome.ie/residential/brochu … n-6/119993), have been for sale for about a year.

9 Belgrave Road has dropped from €1,500,000 to €1,100,000 recently.

While 9 Belgrave Road is not as well fitted-out as number 40, it is 10% bigger.

With stamp duty, the costs are:

Number 9 - €1,170,250
Number 40 - €2,124,000

That is close to a million extra for a smaller, slightly better decorated house, neither of which have off-street parking.

A million buys a lot of new fitted kitchens, wall-paper, paint and carpets.

You have to wonder what some people are thinking.

Number 40 is also divided into two units.

€688 per square foot with no off-street parking, exluding c. 300 square foot bungalow.

Chasing a falling market like an anaemic slug.

I wonder whether they are just aspirational sellers, not bothered if it does or doesnt shift, but holding out for the right mug to come along. Or, maybe they are just doing a dance with a bank with no real desire to acheive a sale… who knows what the craic really is.

It seems to be the business address of a building firm.
