I sometimes drive by this place in morning rush hour.

It has a view of a park with the sewage plant and pigeon house in the background.
It is v close to junction and house is almost on the road.
Also, it may have a Sandymount address but it could be better described as Irishtown from surroundings.

Who in their right mind would pay 1M to live here XX

No-one, it would seem.

42a Beach Road in Sandymount was withdrawn at €1.01 million and sold afterwards for a higher price by Bennetts.

Looks like a new kitchen extension and full refurb has been done probably since the 2005 purchase. If so it must be standing that investor nearly 2m. Not looking like a good investment!!

The house to the left in the main picture is, I believe, a new build in no. 42’s old side garden so add the cost of that construction to the '05 price and refurb/kitchen costs

…and then subtract the selling price of that new house?
