People selling multimillion-pound homes have resorted to buying properties further down their chain of transactions in an attempt to ensure that their own sale goes through.

Estate agents have reported an increase in the number of vendors at the top of property chains spending around £300,000-£400,000 on smaller houses or flats just to avoid a disruption in the string of transactions that affects their sale.

Some have also seen a greater appetite from buyers and sellers to swap homes to avoid the potential problems of a chain. Buyers were also becoming more willing to pass discounts down the chain if it was in danger of collapsing.

Agents said vendors were more likely to be tied into longer chains in the current market as there were very few cash buyers. Those at the top of the chain may therefore be dependent on four or five other sales taking place before their buyer can complete the deal.

Chains are frequently breaking down as buyers fail to raise finance or grow nervous about weakening house prices.

Hamptons International cited a number of examples where clients selling £2m- £3m properties have bought properties in the region of £300,000 just to get their chain moving.

“We’ve found that whilst price reductions have created some movement, the market is still incredibly stagnant and in a number of cases even reductions are not helping,” said Mark Anderson, managing director at Hamptons. “If vendors at the bottom of the chain have been unable to secure a buyer, the seller at the top has at times stepped in to buy their property.”
