€640k for that house is MADNESS

Of course it is. Don’t you know there’s a bubble going on?

Anyway, I think this may be the cause of the high asking price:

"There is outline permission for one large house in the side garden, and the site may be large enough, subject to planning, to build two semi-detached houses. "

Now 410k, and over 2 years on the market…

www5.daft.ie/searchsale.daft?id=410666

Even 410k is a mad price for this house - surely that’s only the boom price now?

Judging by the decor this house is being sold by a vendor who has been in it for yonks - probably bought it for about 20k

The title says -645k yet it has only fallen from 755 to 410 =345k.

Should have fallen 645k to 110k for what you get!

There’s a site with planning permission attached. That’s why it’s so expensive.

This property is on the market for two and a half years so half way through the life of planning permission if it was granted at the time of listing the house for sale.

Time is ticking on the planning permission given the current slowness of the market and the potential that planning was granted a while before being listed for sale.

Realistically how many are looking to buy a property like this and pay a big premium for the planning permission to build another property - I think those days are over and wonder if they will ever come back?
