This is (considered) one of the most sought-after roads in Rathfarnham and from the pics the house looks like one of the finer suburban 4-bed semi-d’s you find in South Dublin.
Ergo, there shouldn’t be many 4-beds in Rathfarnham - or Templeogue, Churchtown etc. - clearing for more.

Well 241 sq mtr is quite a lot but if you look at the dimensions of the rooms downstairs there are nothing great at all: lounge 5.26x4 (big but not huge), tv room 4x2.7 (very narrow), living room 4x3.5 (ok-ish), kitchen 4.7x3.9 (again fine but not huge). for a house that big I would expect bigger proportions in the rec rooms. I would not part with 800k for this house…

I hear this fell through due to buyer unable to get credit but is now off the market (i hear it was agreed at ~800k).
Can’t see this on register, don’t believe it sold
