I went to see this one. Not a bad house. There is a big green area just to the right of the house (as you face it) so it feels like there is lots of space and your back garden is only overlooked by one neighbour. It has a wet room downstairs which is a bit out of place and it needs a bit of refurb but nothing too bad - that I could detect anyway.

My only problem with this house was the smell. I just couldn’t get past it to even think about what you could do with the place to make it your own. I couldn’t believe the EA didn’t go around with a bit of Fabreeze or ANYTHING!! Perhaps I’m just not a multitasker but I couldn’t wait to get out of there.

Avondale is subject to flooding. A good few houses were flooded last October …

A lot of houses in this estate were damaged by floods last October. There’s (allegedly) been works done to prevent another disaster, but your chance of getting insurance on a house in this estate is slim.

The houses affected by the flooding were those at the entrance as far as the bend and the green beside this house - you can see a rise in the ground level after this bend as you get to no. 56. The river that flooded runs behind the houses on the left of the estate as you drive in. DLRCo. Co. have put in flood relief works and as far as I know residents can get a letter from the Co. Co. for their insurance co. detailing the extent of the flood relief works.
