Seems like good value for 9,000 square feet in D1. Probably needs a few hundred thousand € to bring it up to scratch. Still, if spending €300k made it acceptable as either a commercial or residential building the new owner has a decent asset for approx €750k all in. Better than 3 crappy semi-D’s in bland Dublin suburbia for €250k a pop IMO. So I wonder does this show that there are pockets of real value in the commercial property market or does it just demonstrate how overvalued most residential property (i.e. the traditional 3/4 bed semi) still is?
