It’s a nice quiet development though I’d say a lot of them are renters.

The second house does have a nice aspect and a bit of potential, but you have to ask yourself how much a two story extension is going to set you back. (Realistically the upstairs is tiny so there’d be little point in extending the ground floor only). Cost that extension/restructure and add it to the asking price less 15% and would you not get something as good without the hassle for the total? I’m not so sure.
I’ve been in a Merrion Park house and can’t stress enough how small they are. I wouldn’t even consider trying to raise a family in one of these. The kitchens are not even big enough for a decent table & chair set. I think the EA has done a good job with the photos for No. 31.
^^ The problem with the Treesdale house is no doubt that 105 sqm includes the conservatory which isn’t a year-round functioning room. The house itself is probably as small as the Merrion Park one - but there is zero scope to expand here - ever!
You are literally stuck with 105 sqm for as long as you live there.
