Wonder how much stamp duty would have been

I believe the stamp was still 9% then so almost 1.6M cost in 2004 incl legal fees if sold for 1.45M.

These things rent for 2500 a month max. Would seriously consider it at 800k.

this place was on the market originally at 1.9m and dropped to 1.75 - they refused an offer of 1.7 about 18months ago, changed agents and have been sitting around counting the daisies ever since - presently represented by the Basil Fawlty of Dublin Estate Agents Youngs of Ranelagh - hello Earth calling!! :angry:

It should be back at 720K being 2003 price. Or even if 2M was an accurate peak price then 40% drop would equal 1.2M
Either way the value is somewhere between 720K -1.2M depending at what end of the glass you are looking at.
But because it is Mt Merrion they believe they can defy the market and look for 1.5M

I will be v surprised if this house goes sale agreed in 2009 with current asking price.

1800 sq ft at EUR 350 per sq ft = EUR 630,000
semi-detached negative factor = deduct EUR 50,000
Value = EUR 580,000

and yet it’s still Basil Fawlty who is representing it - some people never learn!!
If they want rid of this place they are going to have to drop it to closer to €800K - There are much better houses available for significantly less than what they are asking!!


Kitchen & living rooms look rather pokey for a 1mill+ house.
Still a whopping €668 per sq ft.

My kind of back garden but there would want to be an oilfield under it to justify that price


Does EA / vendor not realize that if there is no interest at 1.2m then there will still be NO interest at 1.15m??? It would need to drop to 900k before it could have ANY appeal to potential purchasers!!! Why do they insult the public with price drops of this order?

Am amazed at the audacity of quoting over EUR 1 million for a regular semi-detached in Mount Merrion.

EUR 650,000 is about the right price.

You forget sir - Mt Merrion is the preferred residence of senior civil servants.
Normal rules of economics do not apply (or at least used not to)
