A lovely setting but at that price (€712 psqft) a bit too rich for my blood

I’m struggling to visualize how the floor plan is arranged…it hurts my head to think about how all the rooms are interconnected. Surely floor plans would cut out a lot of time wasting for potential viewers as the layout and flow of a house makes a big difference, certainly for me

No BER either - am I right in saying that a BER is now legally required for properties for sale or rent? I know the DOE has lots of important issues on their mind but I hate these laws that get introduced and not enforced - it makes a mockery of it. Estate agents should be prohibited from advertising properties unless they have a BER if the DOE is serious about this

It is enforced actually, it is a requirement for the sale. You can choose to do it when it’s in the process or just before the sale goes through, but you can’t complete the sale without it (so I am told).
