In 2000, planned prices were
three-bedroom units around €381k £300k]
two-bedroom units for €317k £250k]
one-bedroom units for €241k £190k]
independent.ie/unsorted/prop … 66241.html

though development wasn’t built until after 2002 (perhaps in 2004, I think)
independent.ie/unsorted/prop … 88860.html

166 Belgrove Park (3-bed?) was asking €715k at one stage

#3

168 Belgrove Park
Was asking 475k, 435k, 395k, 355k
collapso.net/HistoryMyHome/132123.html
Sold for 280k (-195k, -41%)
propertypriceregisterireland.com … and-68093/
121 sqm / 1,302sqft, “end terrace, 3 storey, 3 bedroom, town house”
myhome.ie/residential/brochu … -3/2282805
280k selling price equates to €215/sq ft

#4

131 Belgrove Park, “three bedroom 2nd floor apartment”
280k
myhome.ie/residential/brochu … -3/2519337
c. 82 sq m = c. 882 sq feet => €317/sq ft
47% more expensive per sq ft than 168 Belgrove Park which sold in March :open_mouth:

For comparison, a similar sized house, with similar condition, BER: 42 Sea Park Drive, Clontarf
3 bedroom house, 92 sq m, asking 430k
myhome.ie/residential/brochu … -3/2519447
€434/sq ft, €150,000 more(!), main differences are that it has a garden, and no hefty annual maintainance fee (I believe this is c. €3000 p.a. for a Belgrove Park 3-bedroom apartment!)
That said, the 150k extra would pay 50 years of maintainance fees!

111 Belgrove Park
myhome.ie/residential/brochu … -3/2488047
€329,000 - 3 Bed House 133 m² / 1432 ft²
€229/sq ft

115 Belgrove Park
myhome.ie/residential/brochu … -3/2413654
€298,000 - 3 Bed Apartment 94 m² / 1012 ft²
€294/sq ft

Quite a variance in asking prices per sq ft being asked at the moment (229/294/317).

88 Belgrove Park sold for 179k
myhome.ie/residential/brochu … -3/2278150
propertypriceregisterireland.com … and-72295/
2 bed ground floor apartment

62.63 m² / 674 ft² -> €265/sq ft

#7

70 Belgrove Park
Was 200k
collapso.net/Sale-Property/s … ?id=717635
Now 190k (in reaction to sale of #88 for 179k?)
daft.ie/searchsale.daft?id=717635
Ground floor, 2-bed, 1-bathroom apartment, BER C2, one underground parking space included

Another comparison…

Here’s a mews house in Clontarf, 83 sq m, 3 bedrooms, so similar size/spec. Very small patio “garden”.
daft.ie/searchsale.daft?id=728266
Asking 390k, so an extra 110k just to have a “house” rather than an “apartment”.

#9

140 Belgrove Park had been asking 330k in 2009/2010
irishpropertywatch.net/viewS … ite=myhome

Then, in Feb 2012

140 Belgrove Park just sold for 199k
propertypriceregisterireland.com … and-78465/

#10

Now up to 359k
daft.ie/searchsale.daft?id=731100

#11

Sold for 185k
propertypriceregisterireland.com … and-86986/
These are renting at about 1250pm, giving a reasonable 8% gross yield.

#12

131 Belgrove Park didn’t sell in 2013 at 280k
Now asking 340k, up 60k/21%
myhome.ie/residential/brochu … -3/2519337
I viewed it in 2013. Felt main living space (kitchen/living room in one) was very small for a 3-bedroom property, though it did have attic space for storage, which is unusual for an apartment.

Interesting Mambo, thanks for your posts. Does anyone know what this development is like to live in - is it mainly owner occupier or rented? It seems that there are a number of apartments sold over the last few years - any ideas what is causing this? Any ideas why the management fees are so high?!!!

Interesting Mambo, useful info  Any idea what these apartments are like to live in? Are they mainly owner occupier or tenanted? Seems like high management fees - any ideas what is driving this? And also seems like a lot of sales within this development - any ideas why?

Thanks in advance
