Drumcondra Houses PPR data

Hoping to buy a house in Drumcondra (Marino\Glasnevin) over next 6 months and looking to the PPR data for some insight!! Tea Leave reading anyone.

Checking out PPR I’m surprised to see that the present asking prices for houses in Drumcondra are higher than historic sale prices.

Looking at PPR data for Drumcondra property over last 6 years.
705 properties sold average price 310K. Peak was Last year @ 346K

Taking out Properties under 200k and over 500k and apartments (i might have left a few apartments in just filtered where Apt or apartment strings in address field)

it looks like this:

these 487 properties have a std dev of €16K. so not much fluctuation.

Focusing on houses in the €300 to €400 band…Split looks like

The overall average price (black dotted line) …

Chart below seems significant. See how stable 2011,2012 & 2013 are proportionally.
The proportion of properties by bands (excluding apartments) shows that in 2011 to 2013 Drumcondra was seeing 70% of properties less than 350K but in 2014 and 2015 this is circa 50%.

Looking at the individual houses it certainly seems like houses in the 300K_350K band are now in the 350K_400K band.
