I really think that Dublin(inside M50) will in no way be immune to this. Commutersville is going to get slaughtered. It wont be the worst hit though. lovely lovely Galway and the west midlands will be hit.
We have already seen that Dublin has been heavily affected. And interestingly, it includes the more expensive areas - the established leafy southside suburbs of D4, D6 have already been hit (-10% or more), along with Clontarf, Howth and Malahide on the northside.
It certainly pisses on the “it-won’t-fall-in-my-area-because…” brigade. If it can fall there, nowhere is immune.
Again the general public are mistaking price and value. Sure a house may “hold its value”, but that doesn’t mean the price being asked isn’t a lot more than the value
