The Fairview office of Gunne Residential is handling the sale of 41 Furry Park Court (above), a three-bed semi within a couple of hundred metres of Killester Dart station. The 117 square metre property includes, on the ground floor, a lounge, family room and kitchen/breakfast room. Upstairs are all three bedrooms, one of which is en suite, and the family bathroom. There is also access to the attic via a pull-down ladder.
Features include maple Shaker kitchen units, maple timber flooring throughout the ground floor, a fireplace in the living room and fitted wardrobes in the two largest bedrooms. There is an open plan front garden while the back garden includes a patio and garden shed. The asking price is excess **€450,000 **and the agents are at 01-8335844.

Furry Park Court isn’t a fair comparison to Furry Park Road I’m afraid.

Furry Park Court is a managed/gated complex built circa 10 years ago on the grounds of any old mansion which for many years had a petrol garage, now a Topaz, to the front; both houses and apartments were built. They would have attracted a developers or new build premium at the time.

Furry Park Road is circa 1940’s or there abouts. No management charges, long gardens and most have driveways added. A lot are executors sales. Conditions vary from “in need of complete refurbishment” to full width family/kitchen room extensions at the back with decent flooring and decor throughout.

I can’t find evidence of your claims.
