IPW Report # 20 - 1,536 Price Drops & 70 Price Increases

In 2008 25,188 properties have been removed from Daft. Over the same period 35,685 new properties have been listed as for sale.
Based on the sales so far in 2008 there is currently 10 months supply on the market.

Irish Property Watch

Excellent work DE.

I wouldn’t assume that a property has been sold if it is removed from Daft, plenty come off without a sale. Did you take this into account when making the 10 month estimate?

I think all the links are pointing to the incorrect listing?

:open_mouth:

Some of the links for these properties are point to this daft.ie/searchsale.daft?id=335754

Look like these are 4 boarded up houses.

Is this a fire sale?
Ex Council Sale?
Landlord getting out?

No this isn’t taken into account.
The estimate of 10 months is simply calculated using the current number of listings and the number of property IDs no longer in use.

The method definitely under estimates the true figure but it is easily calculated and the trend over time could be a useful indicator.

Doh I am only noticing there is duplicaiton here.

What is going on DE?

Not too sure what is happening with the duplication but I will look in to it.
