tis embarrassing really, even the VIs have washed their hands of it.

maybe some month when noone is looking they’ll sneak in a 20% drop just to align the index with reality.

I think PTSB/ESRI need the assistance of the 'Pin.

I know we’re stuck with asking prices but can anyone suggest some figures for ‘3 bed semi, year on year’?

how are their drops so small? Asking prices are down 30-40% so surely the selling price is even lower?

Christ! It’s a lagging index and is based on a 3 month moving average of dreamed up prices from Estate Agents…

But are they really down 30-40% on average? I have seen some drop by that amount by from my casual looks at the price drops posts there still seem to be lots in the 10 to 15% range.

Well two areas I was looking at, Marino and Ashington off the Navan Road, were asking around the €500k last year and are now in the €350k region. I’ve seen pretty significant lumps taken off the asking in most areas I’m interested in.

How can they still not have enough data for 3 bed semi’s?

While many will disagree with the prices I think it is the trend that is most important. If you want to buy a place you’re going to know a fair price yourself, as long as the trend shows prices continuing to fall it is good for buyers.

I think you should rename that chart “property” prices and it’s spelt “nationally” mate! :wink:

Great graph. The fall in Dublin prices really accelerated over the last six months.
