Appears to be supply issues in Limerick City
Quite a few for sale in Rhebogue and don’t seem to be moving much.
Dooradoyle/Raheen is a ticking timebomb in that rate rises will see the market flooded with BTL investments (already plenty for sale in these areas).
Caherdavin these days seems to be dependant on How close to the Cratloe Road the house is whether it sells or not or at what “asking” price.
Castletroy? Same old story.
At the end of the day it all comes down to the employment situation and at present there is nothing in the mid west region to convince me that what’s for sale at the current asking prices will sell.

I haven’t been watching property in Limerick but the add refers to properties in Limerick City and a quick search on DAFT shows only 908 properties in “Limerick City” and “Limerick City Suburbs” with 3 or more bedrooms, and only 358 with 4 or more. That doesn’t seem like a hell of a lot for a city with a population of approx. 100,000
