Putting house up for sale…any advice on whether I should put it with a local agent or go with one of the big ones?..It`s in Dublin.

Why don’t you post the property details here on the pin, you might be able to sell it without an agent. Try it for a week and see if you have any interest. After that list it with any agent (who appears somewhat competent), the price will be far more important than the agent.

Don’t post details of the property… You won’t like the results guaranteed.

Just give some broad generics… 3/4 bed, semi-d, etc. Part of the world, etc., if you want to gauge the price…

Best bet is to call into a few of them - you’ll soon get a feel for who you want to deal with.

Personally, I don’t put any additional value in the ‘big ones’. If there is such a thing, I’d just try find an agent who talks the least amount of shite and has realistic ideas about selling.

You could give the broad details, size type and condition, but an idea of how much your thinking of asking would also be benefitial.

My experience as a buyer house hunting for nearly 3yrs now is that the bigger estate agents are in fact best at selling.
The small local guys never ring me to tell me about houses (too many houses on their books and not enough staff in their offices). The bigger agents do still contact me and send me details of houses.
Get a bunch of agents over to do a free valuation for you.
Base you decision not on how much they charge but on how they behave - do they ring you back the next day to see what you thought? Or do they not bother. How proactive are they. What are their photos of other houses on Daft like? Do they show up to your house on time?
The price needs to be attractive but the photos and stuff need to look professional also.

I found that a local well established EA to be the best. You still get your daft/myhome ads and the EA knows about the area.

Sell it yourself. Or give me 1.5% and I will do a daft ad and show any interested buyers for you. Easy Peasy. As someone mentioned the price is more important than the agent.

I was actually being serious, I’m currently looking for a 3 / 4 bed house in the suburbs of south dublin. Condition not that important, price has to be realistic.
