I would give my left ball to know some of the actual prices agreed at :frowning:

All those missed boats

Almost 20 people have found a home…

20 less in the market. Game on

another to add to the list;

81 Sandford Rd, Ranelagh

Final listed price was 599 but a little birdy tells me it went for a fair bit less than 500

Sad to say, but it might be interesting to keep this thread open to see how many of them actually get to SOLD.

Some nice gaffs amongst that lot.

Maybe Sherry Fitz (if any of you are reading this) would like to publish another ad listing house types, areas and prices achieved. Clearly didn’t do their business any harm last time! And no doubt the pinsters would go to work on matching it up to actual addresses.

And a lot of them at a high spend, so they won’t be replaced too quickly… should bode well for late '11 / early '12 price drops by vendors desperately trying to reel in the diminishing doughpile…

Edenvale sold for less than 400k …

Are you sure they are all dead?

Dont you have to sell these days before you can buy?

Light banter cheeky! That’s only 20 out of the give or take thousand or so mortgages issued in September (rough guess taking 10k as the figure for 2011), plus however many cash buyers, and trader-uppers or downers.

really? The wrecked one, sold by King?

I offered 350k on that, along time ago. Was laughed at.

I viewed 11 The Coppins once it went down to 850K…got a call from the agent the following Monday saying they had a cash offer in of 700K but weren’t entertaining it, and did we want to offer higher. I graciously declined.
I would give my eye teeth to know what it went for in the end…

Friend of mine looked at a house which had a recent 12% drop. Went to view to find two other couples viewing. Bidding war has begun, friend asked my advice, I said now that their price was surpassed I said walk away, I think they will. Looks like a class house though and I’m not surprised there is so much interest.

Almost 20 more due to be screaming for their bailout when they realised they listened to the wrong advice.
Some men you just cant reach.

Don’t forget that there are also now 20 less houses on the market.

I doubt that any of the purchasers are all that worried.

Most likely they were mainly cash buyers for the above listed properties. (And while it’s 20 less buyers to compete with, it’s also 20 less decent properties on the market!) Speaking of which - how does that leave the supply situation? I wouldn’t want to be in the market right now. Not really a lot out there.

HI
ARE YOU ABSOLUTELY SURE THAT THIS PROPERTY SOLD FOR LESS THAN 400K
??
I THOUGHT THAT A BID IN THE HIGH 400’S WOULD SECURE THIS PROPERTY. IF IT DID LESS FOR LESS THAN 400K, WAS THERE A LEGAL OR STRUCTURAL ISSUE WITH THE PROPERTY?. OR IS THIS THE START OF A NEW ERA OF MORE REALISTIC PRICES FOR PERIOD PROPERTIES IN NEED OF RENOVATION IN DUBLIN?

It’s certainly the start of a new year for your Caps Lock key.

However until we see the database, which is coming soon and should have backdated prices for a good while embedded you won’t get any confirmed answers.

Which property? I may have missed something but I didn’t see a reference to the address.

Any known date yet for the database?!
