So, one way to get at the valuation of property is to try to sell the object. But it is impractical to sell something just to establish its value, for instance in the Irish case the bubble is the most extreme of the developed world.
A more practical alternative is to ask for a local expert’s opinion on post codes and asign a weighting PCW, in the case of Dublin we see D1, D2, D3 etc to D24 though not necessarily in order of value - D4 = highest value so highest weighting attached at a value of 50, lowest D24 equates to a value of 16.
The same principal is applied to the valuation of property one the formula adds in square metres multiplied by post code weighting and number of bedrooms by the factor of their weighting.

Anyway why not try to sell a few houses in Ireland at market clearing prices instead of faffing around. Pretty easy way of establishing what its worth for many of the houses in those counties then.
