A lot of buyers get held up actually closing because the vendor’s new buy hasn’t closed out and they can’t move out because they are in a chain themselves - so what they are saying is if you buy this house, we will be gone immediately, you do not have to wait for us to close on our new purchase.

That make sense now thanks, its interesting to see how your lack of a position in a chain is now the first line in your sales pitch.

Yep,you can have chains 4 and 5 properties long so its easy to see how 1 sale falling through can cause them all to fall through.
This is also the reason why chain free FTBs are so important to the market,this is much of what we are seeing now,FTBs cant buy so no one else can move.
