Does anybody know anything about this - are these 30 acres just swamp, or are they usable ?

I fished the river a few times years ago and before the original house was sold so memory a probably very hazy as to the layout but there was a fair bit hilly land. Add seems to suggest that there is a fair bit of flat too.
Price seems to suggest development potential.

Suppose it could be worth something if you got a few houses on it but I’d say the fishing lodge was only granted planning on the basis of it not being a dwelling.
It’s a lovely part of the world around there

I would have thought the land was decent enough pasture, no swamp that I recall but no lake there either when I was there last.
