I rang about this 2 years ago, and asked would 500k buy one ( there was 2 at that stage I think ). I was almost assaulted by the EA and was rushed off the phone. I would probably have jumped at that at that stage. Glad now the EA was a tit, I imagine this went for less than that and will drop a good bit more.
I would struggle to pay 500k for the showhouse not to mind the shell.
Best guess 100-150k to bring to showhouse condition

They might be worth more today after the Heineken Cup victory as the show house was supposedly bought by young Lukie Fitz! Maybe you get free season tickets - I wouldn’t touch them with a barge pole otherwise! They’ve been lying vacant,unfinished and damp for nearly 3+ years!!! (eeeek!)
