WIW 15 Nutley Road, Donnybrook

myhome.ie/residential/brochu … -4/2073598

Lots of street appeal but going to auction at €670 per foot

It’s very nice. I would expect to pay a large premium for the style of house, it being detached and especially the huge garden but the house is smaller than it looks from the outside. Buckets of potential though.

Great looking gaff but too pricey IMO - would not be that suprised if it fails to sell at auction

Is is really worth three times more than this detached place on be same road?

myhome.ie/residential/brochu … -4/2073598

that’s the same house.

Too pricey.

Extended and renovated the finished product should be 1m .

Probably should be 800-850K. It’ll be interesting with that AMV, may not sell.

Anybody know what 15 Nutley sold at auction for yesterday.

Was just about to ask the same question - don’t know the technically correct answer but no doubt it sold for more than it’s worth

940k according to EA

€661 per square foot cheaper than I thought

Sold 890k

As blown-in says, 33 Nutley Rd got EUR 890k
I was going to fill in details from PPR for the other Sale Agreeds, but none of them have progressed to Sold. What is there is:

  • Back in May, 24 Nutley Rd. made EUR 1075k
  • In Aug 2010, 49 Nutley Rd. made EUR 1209k
So also here a definite indication of a downward trend (though I don’t know particulars of properties). If the other Sale Agreed houses progress, will be interesting to see prices. The buyers seeing PPR data could however, one imagines, lead to a degree of almost-buyer’s remorse and renegotiation depending on where they’d gotten to on price and whether that fits with the trend.

Given a bog-standard Nutley house was going for c€3m+ at the peak.
These prices seem in order.

Lots of doctors living aroung here, due to it’s proximity to Vincents etc.

46 Nutley Road (Sold at aution €1.6m)

So once renovated that’s a near 2m house.

Top location on a decent site but very surprised at that result.
