This is a 2 bed townhouse with a south facing back garden. I understand it has already achieved bids in excess of the asking price of €375,000.

In terms of trying to assess market value, a nearby 3 bed townhouse (22 St John’s) sold for €500,000 in September 2013. This would, at first glance, seem to represent a significant uplift on the previous purchase price of €370,000 for that same property in May 2011, according to the Residential Property Price Register.

Any thoughts?

I lived in that estate for a few years. Awful houses. Used to hear the neighbours casually chatting all the time. And the master bedroom was tiny. The missus and I still joke about what a bad house it was.
