WIW 2 bed - 8 Oak Park Grove, Santry

Appreciate any advice on what should be offered for this.
Cash buyer, single, wants low maintenance and walk-in condition.
I’m trying to hold him back (too small, I think) but he’s very keen.
Is thinking of offering 180k.

Its actually a one-bed house in a dreary housing estate. Its just off the M1 (noise levels) and if I’m not mistaken there’s a halting site around the corner. Wouldn’t be for me. Good luck

€156,000 max. That’s if he’s either very rich or planning to live alone for the rest of his life.

Dining-table under stairs appears to comfortably seat only one person, with the second person banging head against stairs. Lesson: don’t have guests in for dinner.

Attic looks way too low for it to be a proper/legal conversion. It might be impossible to sell that house to anyone but a cash buyer, as I’d be surprised if the attic conversion passed an engineer’s report, thus allowing anyone get a mortgage on it.

Low maintenance is great, but as there is no lawn at the back, it would have to be a dog-free house.
