We are back to the 2013 auction techniques of setting low AMVs to get the punters in and the room packed.
This will not sell for 1.45m (even if it is the only bid in the room).
Huge back garden - with separate lane access (i.e. mews etc.) - means that this will go much more than 1.45m.
In 2014, this would have been put up for an AMV of 1.75m, but things are weaker in the high end now.
so what do you think it will sell for Observer 35? It is a great location I think and a good house but it looks like it needs both gutting and a major extension to me.

Surprised at this one (Lisney didn’t even up the asking over AMV).
Perhaps after the “staging” of 63 Dartmouth Square, the high-end auction market has just rolled over and died ?
