Any thoughts??

To give this some context, I sold a 3/4 bed semi (1,350 sq ft) in lucan in 2010 for 288k. A 3 bed semi in Lucan (newer part) is now around 175K. To get value here, u need to be sub 200k.


There are currently six four-bed semis in Lucan at <200k listed on myhome [using the filters].
There are 33 four-bed semis in total.

I’m not sure why the comparison to Lucan anyway, comparing to Celbridge or Leixlip makes more sense. There are no 4-bed semis under 200k in Leixlip. Or in Celbridge. Plenty of 3-beds at those prices, mind you.

Griffin Rath is miles outside Maynooth, is miles away from any shops, and isn’t finished. and that’s why it’s so low for the area in general. (Which is not to say that it’s good value or anything.)

Here is a 4 bed in a mature estate a little bit closer to the action in Maynooth for 180K.
