Small but great location and not in need of work
Asking €463.5 / sq ft - what would be a fair price? €300 / sq ft = €226,500 would it go this low?

My two cents: Do not buy a small house you might potentially grow out of anytime in the next 5-10 years.

Honestly, I think log term property is the only excuseable purchase.

I don’t know what your personal situation is, but that house might seem the dream now but if one became two became three in your life perhaps you might regret buying the trendy terraced house.

Also, that is crazy money for the square footage.

At 70m square, I’d apply 3,000 - 3,500 per m2. in Sandymount. So 210,00 - 245,000.

At €210 - €225k I would be tempted but it is tiny.

Like many houses in the Sandymount areas this is at sea level and in grave risk of flooding. Every year or two, low-lying roads in Sandymount (which is most of them) are put on flood-warning due to combination of high tides and stormy weather. The probability of the conjunction of these two events is significant, but so far Sandymount has managed to escape “the big one”. When that happens, this house will be worth nothing.


Seafort? Is that posh-D4 for sandcastle?
