Yeah, couldnt agree more with your assessment. Assume we’ll see the price drop… at least I hope so.
Surely the side garden plot adds value. I’ve seen many decent sized house built on these in D7 and 11.

Don’t think the side adds any value, its triangular in shape and a bit narrow for developing, there would be very little garden left on original house and only a small garden to the side of any house built on. Neither would benefit IMHO
