Might be just a personal thing but I don’t like when the fireplace is in the middle of the house like that. Makes is hard/impossible to open up the rooms into open-plan layout.

Sutton Park is* not *in Sutton (in the same way that Howth Rd Raheny isn’t Howth.) It’s officially Kilbarrack or Kilbarrack Lower on old OS maps. It’s in the parish of Bayside - which like “Sutton” Park is simply the name given to the estate by the developers. (And it’s not even next to Sutton Parish - you have to pass through a part of Baldoyle Parish to get to Sutton proper.)
Cousin lives in estate. Very pleasant neighbourhood.
Just looking at map…her house is 0.75 miles to Sutton Cross.
Good for schools…catchment area for St. Fintan’s High School (boys) and Santa Sabina (girls)
Don’t think anybody with even a basic knowledge of Dublin would think Howth Road, Raheny is in Howth!! Or the Naas Road is in Naas
However, looking at Google maps (and not some OS map formulated when the state was founded) Sutton Park is very, very near Sutton! (well less than a mile)…and the nearest commercial hub.
