As an aside, there was a letter addressed to a Fionnan Sheanan in the hall - the same one as writes for the Indo and is married to the candidate?
It is a nice house marred by stupid design decisions.
The problem is that the renovation/conversion is poor. The stairs linking the first floor to the ground floor has been removed entirely to create two completely separate units, each with partially completed kitchens. There is no washing machine or plumbing for one is each.
The upstairs back reception/dining room is a kitchen.
The space where the stairs was has been replaced by the smallest and narrowest of toilets and an immersion heater. Reinstating the stairs would require substantial replumbing work.
The exit to the stairs on the ground floor has been replaced by a bathroom.
There is offstreet parking for two cars at a substantial pinch. There is very little onstreet parking so your resident’s disk would not go very far.
There is no utility room in either part of the house.
The reason for the two back gardens is that each section has been allocated a part of the garden. The ground floor has a fenced-off section and the other part accesses its section via a metal stairs from the first floor.
So as a family house, it would require:
Reinstatement of stairs
Relocation of immersion heater and associated plumbing
Removal of downstairs bathroom
Removal of upstairs kitchen and reinstatement as reception room
This will cost about 35K.
There is some damp: there is flashing missing from some of the gutters leading to water damage.
All the upstairs fireplaces have been removed, filled-in and have crappy vents at skirting board level.
Some of the original floors have been covered by plywood.
As two separate units, it has little appear. Why buy a trophy house and live in two thirds of it?
However, I believe there is some interest because of the drought of high quality houses so it will probably sell for 1.1 - 1.2 million.
