Hard for me to say WIW as I don’t know the local market well enough, but I have a few observations that are relevant to value?
In photo no. 8 it seems to be very overlooked and have no garden, just a small deck/patio. The ad does not give gardden proportions, but it seems to be really out of kilter with the size of the house.
Is the estate finished? Any ghost houses or undesirable neighbours?
Are there any neighbouring ghost estates?
How many unoccupied houses are there? Bear in mind that these types of estates were built for a commuter belt that is no longer needed, and buyers will move back to traditional areas closer to Dublin as prices there become more affordable. Even the ad leans towards that. You or another buyer might not be commuting to Dublin but that trend will still affect value - and you may also be concerned about living in a half-unoccupied estate.
Is this the same type of house? next door? EXTRA 150k!
