Unusual one this as both Savills and Sherry Fitzgerald have listed this house?

This is sometimes done for very expensive houses (i.e. Sorrento House) as a way to get the main high-end Dublin agents “bought in” on your pricing basis (vs. ridiculing it in private to their foreign clients who often use them on the buy-side).
