9 times out of 10, it is Sherry Fitz who have higher-end stock rotting on the Dublin market at over inflated prices (and even, in the case of 7 Temple Gardens, resorting to the false PPR entries of 5 Temple Gardens as pricing justification thepropertypin.com/viewtopic.php?f=10&t=65965), and is why the institutional funds usually shy away from using them, however, in the case of Horizons, it is the complete opposite.

So WIW - It would appear that there is a glut of houses for sale around Howth. Is this just a different strategy to get the price up. Although it is strange that none of them are shifting as it is a nice area. Looking at the list you put up, they appear to be nice houses but not amazing. Still I would have thought that they are not totally over priced. At least not as much as the 30 to 40% that you are pricing.

Windgates is already down 30% (and falling).
This is Howth, not Dalkey.
Lovely situation and aspect, but much lower density of rich people.
And therefore much lower pricing.

Horizons could make the +2m mark, if the house appeals.

If there are issues with house (that is a huge and old flat roof), then maybe just asking.

Interesting. Still its a lot of house for that money…It will be interesting to see…I can only dream
